Roof Decking Nailing Inspections near Cape Coral

Your roof deck nailing inspection may not be listed on the inspection card in some locals. It is usually handled during the tear-off and sheathing inspection. The inspector generally arrives after this phase of work has been completed. He is going to be looking for an affidavit in the permit package that states the roofer has taken measures to bring the roof deck nailing pattern up to current codes if it was found to be deficient.

It is expected that all roofs needing to be replaced and were installed before 2004, they will need to be re-nailed. What is required for re-nailing is a ring shank 8d corrosion-resistant nail fastened every 6 inches on center and on every rafter/truss throughout the roof. This can be a hidden additional cost so, ask your roofer for a fixed cost of providing this requirement if he has not included it in the contract.

The roofer will place a notarized affidavit in the permit package he displays on your site for the inspector to take with him. It should have also been faxed to the code enforcement division of the building department. The affidavit assures the inspector of two things. It satisfies the re-nailing requirement as well as assuring that your roof-to-wall tie-downs are up to the current code expectations. This is important because if your roof-to-wall tie-downs were not up to code standards, you might have to hire a general contractor to add additional attachment measures where your roof trusses are fastened on top of the tie beams at your perimeter walls. This would be a substantial cost to be added to your contract.

It has been established that the local codes enforced since 1980, in Lee County and Collier County were substantial enough that the homes built then meet or exceed the new Florida State Building Codes regarding these roof-to-wall tie-down measures established in 2006 and 2007.

The affidavit the roofer provides is very important so you do not get stuck with as much as 15% more of your total roofing contract to satisfy the improved attachment requirements. The strange thing about this new law is that if the additional costs exceed the 15% of your total re-roofing contract, you could simply choose to decline all of it…government, go figure! It is our recommendation that you have your roofer provide you with a copy of the affidavit for your records.
